Nobody can tell you what your house will cost until someone has stood on your block and read your drawings. Two houses of identical floor area, one on flat sand at Peregian and one on a steep pole-home site above Coolum Beach, can be separated by a very large gap in cost before a single wall goes up, and almost none of that gap is visible on the floor plan.

Why there is no single price to build a house on the Sunshine Coast

A build price is not a product price. It is a specific set of drawings, on a specific piece of dirt, under a specific set of council and code requirements, using labour and materials priced on the day. Cost per square metre is the figure most often quoted online and one of the least useful: it averages away what the site demands before you start and what the drawings call for. A rate taken from a flat estate block tells you little about a sloping site at Ninderry or a tight infill block near Hastings Street.

What the published cost data actually shows

There is real, citable data on construction costs, but it measures direction, not your price. The Australian Bureau of Statistics Producer Price Indexes for the June quarter 2026 recorded the output of house construction rising 2.0 per cent nationally, which the ABS described as the largest rise since September 2022. Queensland was one of two states driving that quarter, up 3.1 per cent. That is why a quote carries a validity period.

ABS Building Approvals for July 2026 recorded 2,239 private sector house approvals in Queensland in seasonally adjusted terms, down 5.5 per cent on the month. That reads demand and trade availability, not price, and dividing a state-wide approval value by an approval count means nothing for your block. Where a figure cannot be sourced, we would rather explain the cost driver than invent one.

What is and is not included in a build price

Most arguments about cost are really arguments about scope. Two quotes can differ widely because one includes items the other leaves for you to arrange.

Usually inside the contract Usually outside it, or an allowance only
Construction to the contract drawings and specification Design, engineering, survey and soil testing fees
Structure, roofing, cladding, windows and doors Certifier and council approval fees
Linings, joinery, tiling and painting to specification Council infrastructure charges
Plumbing, electrical and mechanical rough-in and fit-off Landscaping, fencing and driveways
Supervision, insurances and statutory levies Pools, decks or outbuildings not on the drawings
Nominated fixtures and appliances Upgrades beyond the nominated allowance

Watch the word allowance. A provisional sum or prime cost item is a placeholder, not a price. Thin allowances for tiling, joinery, tapware or excavation are why a headline figure looks low, and they move at selection stage.

What are site costs, and why do they vary so much here?

Site costs are everything required to make your block buildable, and on the Sunshine Coast they are usually the largest single source of variation between quotes:

  • Slope. A fall means cut and fill, retaining, deeper piers or a suspended floor structure, often with crane access and scaffold a flat site never needs.
  • Soil classification. A geotechnical report sets the site class, which drives the footing design. Reactive clay, deep sand and uncontrolled fill all cost more than stable natural ground.
  • Access. Narrow frontages, shared driveways and haul distances change how material gets in and spoil gets out.
  • Services. Distance to sewer, water, power and stormwater, and whether the connection needs a pump station or on-site treatment.
  • Demolition and clearing. An existing dwelling, protected vegetation and tree protection zones each carry cost.

None of this is knowable from a floor plan, which is why a builder who prices your house over the phone is guessing.

Why coastal and sloping Sunshine Coast sites cost more

Wind and exposure. Coastal sites are assessed for wind loading, and a higher wind classification flows straight into bracing, tie-downs, framing, glazing and roof fixing. The same house inland is engineered more lightly.

Corrosion. Proximity to surf changes durability requirements for fixings, lintels, balustrades, roof sheeting and hardware. Marine-grade selections cost more, and skipping them is a false economy.

Overlays. The Sunshine Coast is assessed under the Sunshine Coast Planning Scheme 2014, adopted by Sunshine Coast Council on 14 April 2014 and commenced on 21 May 2014, while Noosa-area suburbs fall under The Noosa Plan 2020, originally adopted in July 2020 and guiding the shire through to 2040. Both schemes apply overlays, bushfire, flood, coastal hazard, landslide and vegetation among them. An overlay rarely stops a build, but it can add reports, engineering or a planning application.

Level of finish. Coastal houses here are designed for outdoor living, with large openings, extensive glazing, decks and pools. Those are structural decisions, not surface finishes.

Project home price versus a custom build

A project home is a repeated design sold at a base price, and that base price assumes a level, unremarkable block in a nominated area, with site costs, upgrades and connections added afterwards. A custom build starts from your block and your brief, so there is no base price to advertise: the design responds to slope, aspect, breeze and view, and the engineering follows the design. On a difficult site that is often the only workable approach, because a standard slab-on-ground design will not sit on the land. Compare total delivered cost against total delivered cost, not base price against custom price. Our custom home building and renovation pages explain each pathway.

Statutory and council costs on a Queensland build

  • Home warranty insurance. The QBCC states that most residential building work in Queensland valued at more than $3,300, including materials, labour and GST, must have cover under the Queensland Home Warranty Scheme.
  • QLeave levy. The QBCC’s guidance on calculating the premium states that licensed contractors carrying out residential construction work in Queensland valued at $150,000 or more, excluding GST, must pay the QLeave levy, and that the levy forms part of the insurable value.
  • Infrastructure charges. Levied by Sunshine Coast Council or Noosa Shire Council under each council’s adopted charges resolution, and dependent on location and development type. Ask for the current resolution.
  • Approval fees. Building approval through a certifier, plumbing approval, and any planning application an overlay triggers.

What QBCC contract rules mean for the price you agree

The QBCC requires a written contract for domestic building work priced over $3,300 including labour, materials and GST. Which contract you sign depends on the work. Building an entire new house or duplex is done under a QBCC New Home Construction Contract. Renovation, extension and repair work on an existing home is tiered instead: a Level 1 contract covers $3,301 to $19,999, and a Level 2 contract covers $20,000 and over. On a new home construction contract, and on a Level 2 contract, the contractor must give you the QBCC-approved consumer building guide before you sign.

The QBCC states the scheme’s maximum is $200,000 each for categories including non-completion, damage to incomplete work, and defect and subsidence repairs, with a $5,000 sub-limit within that for alternative accommodation, removal and storage. Optional additional cover lifts that maximum to $300,000 and that sub-limit to $10,000. Roebuck Concepts holds QBCC company licence 15280811; director Tom Roebuck holds individual licence 15015060.

Common questions about Sunshine Coast build costs

Why won’t a builder quote a price per square metre?

The rate hides the two biggest variables, site preparation and specification. A figure derived from someone else’s flat block and someone else’s finishes will not survive contact with your site. A builder who gives you one without seeing the land is pricing a category, not your house.

How much do site costs add to a Sunshine Coast build?

There is no defensible published figure, and we will not invent one. What determines it is slope, soil classification, access, service connections, demolition and overlay requirements. A contour survey and a geotechnical report turn those unknowns into priceable line items.

Is it cheaper to renovate than to build new on the Sunshine Coast?

Sometimes, and sometimes not. Renovating retains existing structure and services, but it exposes unknowns behind the linings and can trigger upgrades to current requirements. The Grandview Drive Extension at Coolum Beach was a pole home extended in every direction rather than replaced.

Do I need a written contract with my builder in Queensland?

Yes, for anything meaningful. The QBCC requires a written contract for domestic building work priced over $3,300 including labour, materials and GST. A new house is contracted under the QBCC New Home Construction Contract, while renovation, extension and repair work on an existing home uses a Level 1 contract from $3,301 to $19,999 or a Level 2 contract at $20,000 and over.

Who pays for home warranty insurance on a Queensland build?

The QBCC states that contractors must take out home warranty insurance on the owner’s behalf before starting residential construction work, so the builder arranges it and the premium forms part of the contract price. Cover is required for most residential work valued at more than $3,300.

Are build costs on the Sunshine Coast still rising?

The most recent published measure says yes. The ABS Producer Price Indexes for the June quarter 2026 recorded the output of house construction up 2.0 per cent nationally for the quarter, the largest rise since September 2022, with Queensland up 3.1 per cent.

Getting a number you can rely on

Bring the address, a survey and any concept plan. A builder can then walk the site, identify the constraints, price the site works properly and set considered allowances on what is still to be selected. That is a quote; everything before it is a range.
