Building or renovating your dream home is an exciting time. It can also be overwhelming. You can be confident that we will be with you every step of the way and that our experience will leave nothing unchecked. With our process, your project is thoughtfully managed.

1. CONNECT

With Roebuck Concepts as your chosen builder, a briefing meeting will be organised with our Building Director, Tom to understand your vision, budget, timeframe and scope. Material options and design functionality will be discussed to create a home that is uniquely yours. A budget estimate based on your design will offer a ‘ballpark’ figure.

2. DESIGN

To refine your project design, let us introduce you to our trusted network of architects, building certifiers and engineers. Or, let us work with your existing professionals. No matter which path, our commitment to high-quality building practices and creative solutions will ensure your project stands the test of time.

3. DOCUMENTATION

Working alongside architects, engineers and certifying authorities, we will commence the Building Approval process. During this time, we work with you to confirm your scope and specifications, which allows us to provide an accurate fully detailed quotation. This is also fundamental to a smooth running building program.

4. CONTRACT

Once the project tender has been agreed, a residential contract will be drafted. Allowances for Provisional Sum and Prime Cost items that traditionally vary will be included. We will endeavour to ‘Fix’ the Contract as far as possible.

5. COMMUNICATION

We recognise that building a home or project for you is a relationship that lasts 6 years – the term of the Structural Warranty. The first stage of our relationship is where our shared roles and responsibilities are identified and bound by the Contract and other documents. We value a transparent, respectful and harmonious relationship that enriches the journey for all.

6. COMMENCEMENT

Prior to commencement, we can discuss a preferred start date and construction period. Once a contract is signed we can schedule the project. At this time, Home Owners Warranty Insurance will be secured and final construction approval granted.

7. CONSTRUCT

An exciting time, we are ready to build! We’ll keep you updated regularly on progress through our project management portal ‘buildertrend’ and our Building Director, Tom will meet with you at your pre-booked site inspections.

8. COMPLETION

At ‘Practical Completion’ we engage a third-party to perform two inspections: the first to identify any defects, the second confirms the list is complete to industry code. This list is shared with you prior to us handing over your home. Rest assured there is a 12 month defect warranty period for added security.

9. CELEBRATE

After you are satisfied with the final build and the cosmetic defect list is resolved, you present your financier with the Final Progress Payment invoice and Form 21 (Occupation Certificate). Upon receipt of the final payment, we book your handover date to present your newly completed home. Time to celebrate!
