On the Sunshine Coast, buying an established house costs less on the day you sign. Whether building costs less overall depends on four lines: transfer duty, the repairs you inherit, the statutory cover you gain and what you pay to live somewhere else while the house goes up. The Australian Bureau of Statistics puts the mean price of a residential dwelling in Queensland at $1,130,600 for the June quarter 2026. Spend that on an established house you will move into and the Queensland Revenue Office home concession rates leave you with $38,359.50 in transfer duty. Split the same money into a $650,000 block and a $480,600 building contract and duty is assessed on the land alone: $22,275 at general rates, and nothing at all for an eligible first home buyer. That gap, not the rate per square metre, is usually where this decision is actually settled.
The figures below are arithmetic on published government rates plus an illustrative land-and-build split chosen for one reason only: it totals the ABS mean. It is not a quote, not a land valuation and not a market forecast. Substitute your own land price and contract sum and the shape of the answer holds.
Build versus buy: the side-by-side cost model
Both columns spend the same $1,130,600. The only difference is what that money is spent on and, critically, what the state government taxes.
| Cost line | Buy established | Buy land and build | Basis for the figure |

Why the stamp duty line is the biggest single number
The Queensland Revenue Office charges transfer duty on the dutiable value of what is transferred, which it describes as “usually either the unencumbered value of the property (usually the market value) or the amount you agree to pay (your consideration) for the transaction—whichever is higher”. When you buy an established house, the thing transferred is the land plus everything standing on it. When you buy a block and sign a separate building contract, the thing transferred is the block. The house you are about to build is a contract for services, not a parcel of dutiable property.
The published general transfer duty rates are $17,325 plus $4.50 for each $100, or part of $100, over $540,000 up to $1 million, then $38,025 plus $5.75 for each $100, or part of $100, over $1 million. Run $1,130,600 through that and you get $45,534.50. Run $650,000 through it and you get $22,275. The home concession rates pull the established purchase back to $38,359.50, but that concession is written for a home you will move into, so it does nothing for a vacant block.
For first home buyers the difference is stark. The first home concession is worth up to $17,350 on contracts signed from 9 June 2024, and the Queensland Revenue Office sets it at nil once the price reaches $800,000. At the Queensland mean price it is worth nothing. But the QRO’s first home vacant land concession changed on 1 May 2025: for agreements from that date there is no cap on the value of the vacant land, and where the whole property is residential vacant land the QRO states plainly that “no duty will be payable”. So an eligible first home buyer who buys a block and builds pays zero transfer duty, while the same buyer purchasing an established house at $1,130,600 pays $38,359.50.
The eligibility conditions are strict, and they are the part people skim. The QRO requires that you acquire the property as an individual, are at least 18, are paying market value, have never held an interest in a residence anywhere in Australia or overseas, have never claimed the concession before, and build only one home on the land. You must move in with your belongings and live there within two years of settlement, and the QRO is explicit that this time “cannot be extended”. For agreements from 1 August 2026 you must also be an Australian citizen, permanent resident or specified foreign retiree.
One caution from someone who has watched this go sideways. If your land contract is conditional on a building contract with a related party, the structure can change how duty is assessed. Have your solicitor confirm the treatment of your specific contracts before you bank the saving.
What holding costs really look like while you build
This is where building gives some money back. When you buy an established house you draw the full loan at settlement and pay interest on all of it from day one. On a build, your lender releases funds against progress claims, so you only pay interest on what has actually been drawn — a small slab payment early, the bulk of it near lock-up and fit-out.
Against that, you are paying to live somewhere else for the whole build. That is the honest cost of building, and it is the one figure nobody can source for you: it is your rent or your current mortgage, multiplied by the build period. Do not guess it. The QBCC requires your contractor to give you a commencement notice within 10 business days of work starting on site, stating the date work commenced and the date for practical completion. That span is the number to model against. We have set out realistic programmes in how long it takes to build a house in Queensland.
Two things push that period out on the Coast: wet season, and blocks with fall. A sloping site at Ninderry or Yaroomba carries retaining, engineered footings and access work a flat Cotton Tree block does not. If your block has a grade, read building on a sloping block in Queensland before you set a budget — that cost lands in the contract sum and the extra weeks land in your holding costs.
What you get building that you usually do not get buying
The Queensland Home Warranty Scheme attaches to building work, not to a purchase. The QBCC makes cover compulsory for all residential construction work valued at more than $3,300 including the cost of materials, labour and GST, and the premium is collected from you and paid to the QBCC by your licensed contractor as part of the contract. For structural defects you must become aware of the defect within 6 years 6 months of the cover commencement day — the earliest of paying the premium, entering the contract or work starting — and claim within 3 months of becoming aware. Non-structural defects are far tighter: you must become aware within 6 months of the work being substantially complete and claim within 7 months. The scheme covers a maximum of $200,000 for each category of loss, rising to $300,000 if optional additional cover is taken out, and inside those caps sits a sub-limit of $5,000 for alternative accommodation, removal and storage, or $10,000 with the optional cover.
Buying an established house does not create any of that. But do not assume there is nothing there either. The QBCC says the insurance “covers the property, so the insurance remains if the home is sold”, and that if you are buying a home “you or your legal agent can search to see if any home warranty insurance is attached to the property”. On a house built or substantially reworked in the last six and a half years, there may be live structural cover you inherit. On a 1990s house there will be nothing, and every defect after settlement is yours to fund. That asymmetry rarely appears in a build-versus-buy spreadsheet and it is worth real money, so have your solicitor run the search before you decide the two options are equivalent.
You also get a house designed for the block and for the way you live, built to the current National Construction Code rather than to whatever code applied when the existing house went up. Our new home builds on the Sunshine Coast start from the site, not from a floor plan drawn for somewhere else. That is the approach behind our Grandview Drive project at Coolum Beach, which won three Master Builders Queensland 2025 Sunshine Coast Housing & Construction Awards.
When buying is the better call
Buying wins when the location cannot be replicated. If the address is the point and nothing comparable is on the market as vacant land, buy the house and renovate it. Buying also wins when you need to be in a home by a fixed date, when you cannot carry rent and a construction loan at the same time, or when you have found a structurally sound house whose problems are cosmetic. In that last case the cheapest path is often purchase plus a targeted renovation — see renovations that add value in Queensland.
The trap is the established house that needs everything. Once you are re-roofing, rewiring and replacing wet areas, you are paying renovation rates on top of a full-price purchase and full transfer duty. At that point, run the numbers in renovate or knock down and rebuild before you commit to either.
When building is the better call
Building wins for an eligible first home buyer whenever the established house you would otherwise buy is priced at $800,000 or more, because at that point the first home concession is nil while the first home vacant land concession has no cap at all. It wins on difficult blocks that scare other buyers off, where the land discount exceeds the engineering premium. It wins when you have specific requirements — ageing in place, a genuine home office, a pool, cross-ventilation on a coastal block — that nothing on the market delivers. And it wins when you can carry your current housing without stress for the whole build period.
How to run your own numbers
Take three figures and the model above does the rest. First, the land price for a specific block, not a suburb average. Second, a contract sum for a design that actually fits that block, which is where the cost to build a house on the Sunshine Coast gives you a starting range. Third, your monthly housing cost multiplied by the build period through to practical completion.
Then protect the contract sum. A fixed price contract over a properly resolved scope is the difference between a model that holds and one that drifts. Read fixed price building contracts in Queensland, and check any builder’s licence on the QBCC register before you sign anything, using how to check a QBCC licence.

Frequently asked questions
Do you pay stamp duty when you build a house in Queensland?
You pay transfer duty on the land, not on the building contract. The Queensland Revenue Office assesses duty on the dutiable value of the property transferred, and when you buy a vacant block that is the block alone. At general rates a $650,000 block attracts $22,275. Eligible first home buyers with an agreement dated 1 May 2025 or later pay no duty where the whole property is residential vacant land, with no cap on the land value.
Is it cheaper to build or buy on the Sunshine Coast?
Buying is cheaper on the day you sign. Whether building is cheaper overall depends on your duty position and the condition of the house you would otherwise buy. The ABS mean Queensland dwelling price for the June quarter 2026 was $1,130,600, which carries $38,359.50 in duty at QRO home concession rates. The same money split into a $650,000 block and a $480,600 building contract carries $22,275, or nothing at all for an eligible first home buyer. Set that saving against the home warranty premium, certifier and council charges, and the rent or mortgage you keep paying for the build period.
What extra costs does building carry that buying does not?
Home warranty insurance, which the QBCC makes compulsory on residential construction work valued at more than $3,300 and which your contractor collects inside the contract; building approval and certifier fees; council infrastructure charges on a new dwelling; and the rent or mortgage you keep paying elsewhere until practical completion. Against those, you only pay interest on progressively drawn construction funds rather than on a full loan from settlement.
Does a new build come with a warranty an established house does not?
Usually, though check the established house before you assume it has none. Under the Queensland Home Warranty Scheme you must become aware of a structural defect within 6 years 6 months of the cover commencement day, which is the earliest of premium payment, contract date or work starting, and claim within 3 months of becoming aware. Non-structural defects must be identified within 6 months of substantial completion and claimed within 7 months. Cover is capped at $200,000 for each category of loss, or $300,000 with optional additional cover. The QBCC says the insurance covers the property and remains if the home is sold, so a recently built house may still carry live cover — you or your legal agent can search for it.
Can I use the first home concession on an established Sunshine Coast house?
Only below $800,000. The first home concession is worth up to $17,350 on contracts signed from 9 June 2024 and reduces to nil once the price reaches $800,000, at which point you fall back to the home concession. The first home vacant land concession has no such cap from 1 May 2025, which is why building is the stronger option for eligible first home buyers at prices of $800,000 and above.
