Noosa North Shore has no bridge. The only vehicle access is the cable ferry from the river end of Moorindil Street at Tewantin, and that sets the rhythm of every delivery and every trade on site. Blocks here are large and very low density, spread through wallum and dune country between Lake Cootharaba, the Noosa River and Teewah Beach, with Great Sandy National Park wrapped around the small settlements. Homes stay low and quiet in the bush.
You are building on the Cooloola sand mass, so expect deep unconsolidated sand rather than reactive clay. Footings need a geotechnical report and often screw piles or bored piers. Noosa Shire Council administers the Noosa Plan 2020 here, with bushfire hazard, coastal protection and coastal erosion mapping over much of the locality. There is no reticulated water or sewer, so plan for at least 45,000 litres of tank storage and an approved on site wastewater system.

That means piled or engineered footings, a BAL rating driving the wall and window build up, dune vegetation left where it is, and marine grade fixings, because salt air reaches every fastener.
