Construction is commonly twelve to eighteen months. Hillside blocks off Grandview Drive take longer than flat blocks near the esplanade.

Yes. Coolum Beach has two hard kinds of block. The steep hillside lots on Coolum Hill fall away sharply, so you are looking at engineered retaining, piered footings, split levels and a real plan for getting concrete trucks and cranes in. Down near the esplanade the ground is deep sand with a high water table, which changes the slab and drainage design. We work through both with the engineer before design is locked in.
