Much of the housing is 1970s and 1980s holiday stock, so most work here is a renovation or a knockdown rebuild.

In the low density residential zone a house is capped at 8 metres and two storeys, with site cover of 50 per cent and tighter again upstairs. Roughly two thirds of the suburb is bushfire prone against the national park, a third sits in flood mapping and about a fifth carries landslide overlay. Acid sulfate soils and vegetation clearing rules bite as well.

On Noosa Sound you are on dredged and filled canal land from the early 1970s, which means soft ground, an owner maintained revetment wall and special Noosa River setbacks. Both are workable with the right engineering.
