The beach frontage streets were subdivided in the 1970s and the land west of David Low Way followed through the 1980s, with timber themed road names like Redwood Avenue. Blocks are good sized and heavily treed, and a lot of that original housing is now being reworked or replaced.
Most of Marcus Beach sits on deep coastal sand, so footings are designed for sand rather than reactive clay, often screw piles or a stiffened raft, and the ground gets softer towards the Lake Weyba side. Noosa Shire Council assesses the work here, and a dwelling house in the low density residential zone is capped at eight metres and two storeys. The built up area is not generally mapped as bushfire prone, but national park bush wraps its western and northern edges. Salt spray drives the hardware choices.
