Sunrise Beach was largely built out between the late 1980s and the early 2000s, so the America's Cup streets, Ben Lexcen Drive, Gretel Court and Dame Patti Drive, carry mostly 1990s and 2000s brick and render homes on deep dune sand. Very little raw land is left, so most work here is a knockdown rebuild or a full renovation that lifts the living areas up to the ocean outlook.
Every block here sits on deep dune sand, usually a Class A site, though loose surface sand and old fill still need compaction and testing before a slab goes down. Streets climb from about 11 metres near Rainbow Crescent in the south-west to close to 50 metres on the crests at Netherby Rise and Southern Cross Parade. Noosa Shire Council caps houses at 8 metres and two storeys, restricts fill to 1.5 metres beyond the walls, and maps coastal protection, bushfire and biodiversity constraints.

Most single houses in the Low Density Residential zone can go straight to a private building certifier, but anything over 8 metres, over two storeys, or inside the coastal protection or biodiversity mapping needs a development application to Noosa Shire Council first, which adds a few months. Construction of a new home here usually runs twelve to eighteen months.

Lots backing onto the Dame Patti, Orient or Heathland reserves also need vegetation and bushfire measures sorted before the design is locked.
