Tanawha sits about four kilometres south west of Buderim, in the Sunshine Coast hinterland rather than on the coast. Blocks here are acreage rather than suburban lots, running from large garden blocks up to multi hectare properties, much of it remnant bushland and gully. The Bruce Highway cuts through the middle and the Sunshine Motorway runs along the eastern edge. Most homes are large acreage houses, so new work here is usually a custom build, a knockdown rebuild or a serious extension.
Tanawha falls under Sunshine Coast Council and the Forest Glen, Kunda Park and Tanawha local plan area, with acreage zoning rather than suburban lots. The bushfire hazard overlay covers much of the locality, so plan for a BAL assessment, cleared setbacks and a dedicated firefighting water supply. The rural residential provisions also ask for a design that responds to steep land and landslide hazard, which in practice means proper geotech and often stepped footings. Blocks near the highway corridor can pick up transport noise requirements.
