Most blocks at Sunshine Beach would count as difficult somewhere flatter. The hill falls steeply off the street, so retaining walls, piered or bored footings and split level floor plates are normal here rather than exceptional. Deep coastal sand and coffee rock change what the footings have to do, so a geotechnical report comes first. Beachfront lots add erosion prone area setbacks and floor level checks.
