Mons covers just over four square kilometres of rural residential land about three and a half kilometres west of Buderim, and the ground falls more than a hundred metres between the ridge tops and the lower western edge near the Bruce Highway corridor. Blocks are acreage rather than infill. The housing runs from 1980s and 1990s brick homes on big lots through to recent architectural builds, and almost every site needs a design that steps with the land.
Mons sits on the western flank of the Buderim volcanic plateau, so the ground is red basaltic clay that usually classifies as reactive. A soil test and engineered footings come first. Sunshine Coast Council administers the Planning Scheme 2014, with rural residential zoning and thirteen mapped overlays. Slope, vegetated gullies and bushfire mapping shape the design more than any height limit. Being inland, salt corrosion is not the driver it is on the beachfront.

On an acreage block at Mons, allow roughly three to six months for design and documentation, because the survey, soil test and slope analysis all feed the plan. Approval usually means a building approval through a private certifier, and a development application to Sunshine Coast Council where an overlay code such as bushfire hazard applies. Yes. Most of Mons is difficult by suburban standards. Elevations across the locality run from around 25 metres up to about 130 metres, so cut and fill, retaining walls, split level floor plates and pole or pier footings are normal here rather than exceptional. Reactive basalt clay wants an engineered slab. Vegetated gullies want a bushfire assessment. We price those in at the start instead of finding them mid build.
