The river side of Gympie Terrace is public foreshore, so houses sit in the streets behind it, on tight older allotments, or on the canal lots at Noosa Waters, developed on old Hays Island land from 1991. A lot of the housing went up in the 1970s and 1980s and is low set, so knockdown rebuilds and second storey additions are common work here.
Noosa Shire Council runs the Noosa Plan 2020 here. In the low density residential zone that means a maximum eight metres and two storeys, a six metre front setback, and ten metres back from mean high water springs on Noosa River frontage.
